Responsible for managing the interior build-out for the shell building as well as the unit interiors options and upgrades program; design and budget oversight for the interior scopes; managed the interior project schedule as it related to the master project schedule; developed and enforced individual work plans for each of 110 units based on escrow closing dates; oversaw the work order subcontracting for each unit.

Led the team responsible for managing the design, entitlement, buyout and construction of the tenant improvement requirements for this 750,000sf concrete tilt-up building; implemented new project collaboration system for the entire design-build team, including internal and external consultants, owner’s representatives, and subcontractors; managed the subcontracting, budget, procurement, and change processes for the interior systems work; provided oversight and review of the subordinates’ work.

Responsible for entitlement and buyout process; primary interface with ownership team; managed internal and external consultants; prepared feasibility analyses for several alternate designs for build-to-suit clients. I managed this project briefly from January 2008 to April 2008, until I was reassigned to the more critical Arch Road Building #9, a complex build-to-suit for a high-profile client.




Jacuzzi Ranch Retail

When: December 2007 – Go / No-Go decision Comments: Due to shifting market conditions for retail development, this project was put on hold at the conceptual design stage.

Led entitlement process; met with internal and external stakeholders; prepared conceptual estimates, schedules, and project pro formas; managed external design consultants in preparation of master site plans and survey documents.

When: September 2006 – On-time, below-budget completion of all seven buildings, including TIs, which enabled Opus to complete the $150-million sale of the master-planned Sacramento Gateway retail project.

Managed from conception to completion all aspects of this lifestyle retail center in Sacramento, CA, including construction of all shell buildings, TIs, coordination with tenants and project owner, budget and schedule reporting. Managed interns and oversaw work of administrative assistant in the field.

Tenants included PacSun, Tilly’s Surf Shop, Ground Zero Board Shop, Starbucks, Qdoba, Beach Hut Deli, Aeropostale, American Eagle Outfitters, Lids, Claire's, Sports Clips, Mizu Sushi.

Full-time on-site APM responsible for design management, submittal and RFI management, change management for entire project (except for the 50,000sf of shops). Lead PM on three TIs totaling ~60,000sf, including budget and schedule responsibility. Managed interns and oversaw work of administrative assistant in the field.

Tenants included Barnes & Noble, Old Navy, ULTA, Target, Cost Plus World Market, Linen’s N Things (later replaced by Bed Bath and Beyond), Pier 1, Sports Authority, Sam’s Club, Men’s Wearhouse, Justice for Girls, Pei Wei, Best Buy, Office Depot, and BevMo!.
